This Privacy Policy explains how Directimo collects, uses, shares and protects personal data when you visit directimo.com, use our app, create an account, request property information, book calls or use our buyer advisory services.
1. Controller and contact
Marketing Robots SRL, operating Directimo, is the controller for personal data processed through directimo.com and the Directimo app. Existing company details from our Terms identify Marketing Robots SRL as registered in Bucharest, Romania, with registration number J40/10750/2020 and unique registration code 42984289.

2. Personal data we collect
We collect information you provide directly, information generated when you use the service, and information received from integrated tools used to operate Directimo.
- Account and contact details, such as name, email address, phone number, login status and communication preferences.
- Property search and buyer preference data, including budget, preferred areas, property types, saved listings, wishlists, inquiry details and advisory-call context.
- Lead, onboarding and form responses submitted through Directimo, Typeform, property forms, Calendly booking flows or similar interactions.
- Commercial and billing data needed for subscriptions, advisory services, Stripe checkout, customer portal access, invoices, commissions and contract administration.
- Technical and usage data, including IP address, device and browser information, pages viewed, approximate location, identifiers, referrers, UTM parameters and diagnostics.
- Cookies, local storage and similar technologies, including essential session storage and optional analytics, advertising, remarketing and feature flag storage where consent is required.
3. How we use personal data
- Provide, secure and maintain the Directimo website, app, accounts, property listings, market reports, maps and buyer advisory workflows.
- Respond to inquiries, arrange advisory calls, process onboarding, match users with property opportunities and support real estate purchase workflows.
- Administer paid subscriptions, Stripe billing, customer support, records, contract performance and commission-related obligations.
- Send service messages, account notices, requested property alerts and marketing communications where permitted by law or consent.
- Measure site and product performance, debug errors, prevent abuse, improve the service and understand aggregate demand.
- Run conversion measurement, remarketing and ads personalisation only when the required consent has been granted for regulated users.
- Comply with legal, tax, accounting, AML/KYC-related, security and dispute-resolution obligations.
4. Legal bases
- Contract or pre-contract steps when we provide accounts, property information, advisory services, subscriptions, call bookings and requested support.

Directimo uses essential cookies and storage for authentication, security, consent records and core app functionality. Optional advertising, analytics, remarketing, conversion-measurement and media/map services are controlled by the Directimo cookie settings banner.
For users in the EEA, the UK, Switzerland and unknown regions, optional services default to denied until a user gives affirmative consent. Users can accept all, reject non-essential services, customize choices, and later revoke consent through Cookie settings in the footer.
- Advertising services may include Google Ads, Conversion Linker, DoubleClick, Facebook Pixel and LinkedIn Insight Tag.
- Analytics services may include Google Analytics, Google Tag Manager, PostHog and Hotjar.
- Functional media and maps may include Google Maps.
- PostHog feature flags may be requested before analytics consent in a flags-only configuration that disables event capture, autocapture, pageview tracking, session recording and persistent PostHog browser storage until PostHog consent is granted.
6. Google advertising and personal data
When you consent to Google advertising services, Google may collect, receive and use personal data from Directimo for conversion measurement, remarketing and ads personalisation. Directimo sends Google Consent Mode signals for ad storage, analytics storage, ad user data and ad personalisation based on your choices.

7. Third-party providers and recipients
We do not sell personal data. We share data with providers and partners only where needed for the purposes described in this policy, under appropriate contractual, security and confidentiality protections.
- Advertising, analytics and measurement providers: Google Ads, Google Analytics, Google Tag Manager, DoubleClick, Meta/Facebook, LinkedIn, Hotjar and PostHog, according to consent choices where required.
- Operational providers: hosting and infrastructure providers, authentication/session services, Sentry for error monitoring, Mapbox and Google Maps for map features, Typeform for onboarding forms, Calendly for bookings, Stripe for payments, Zapier and n8n for workflow automation, Pipedrive for CRM, Airtable for property/development workflows, Slack for internal notifications, and email/communications providers.
- Property transaction participants where requested or necessary, such as local agents, developers, legal, fiscal, mortgage or property-management partners involved in the buyer advisory process.
- Authorities, courts, advisers or counterparties where required by law, to enforce rights, protect safety or resolve disputes.
8. International transfers
Some providers or partners may process data outside your country or outside the European Economic Area. Where required, we rely on adequacy decisions, Standard Contractual Clauses or other lawful transfer safeguards.
9. Retention
We keep personal data only for as long as needed for the purposes described in this policy, including account operation, service delivery, legal, tax, accounting, security and dispute-resolution needs. Consent records are retained so we can demonstrate and honor choices. Optional tracking storage is removed when consent is denied or revoked where technically possible from the browser.
